I need to create my own props. I doubt it's a good idea to import them from OBJ file, because I need to build a complicated props with many parts and some special parameters. What software should I use for this purpose?

Props are generally static mesh objects, and they are parented to a figure in some cases (hat, stick, hair etc). They are usually imported as OBJ mesh files, but can be called form a PP2 poser format file as well.
It sounds to me that you want to create something more complex, and if it has rigging, and parameters, it would probably be a figure. To create anything for use in DAZ Studio or Poser, you need a modelling program of some sort. Blender and Wings3D are free, Hexagon is sold here, and is very cheap.

That depends on you. Blender is a very powerful modlling program and free..
Hexagon, Carrara, Lightwave, Modo, Maya, 3D Max, Wings3D, 3D Coat, ZBrush etc etc just to name a few..
And as a side note, DS prefers Object format for Imports of items. They can be saved in DUF format after loaded.
Note that Studio has the Hex bridge, meaning you can move models back and forth pretty easy.
Setting up the items to load in one area of the building is something you do in DAZ Studio, not in Blender. You can certainly do that with items modeled in Blender, although I would urge you to also offer a separate preset for each item that loads it centered (if it's furniture and not, say, doors).

in Blender you can do this by exporting the OBJ as a singe item as long as each item in Blender is an individual item to begin with.
If you have not used blender before you will need to spend a bit of time learning the interface, it's a learning curve but it's a unbelievably powerful app that can compete with other 3d packages that cost thousands.
But you shouldn't, because that makes a terribly inflexible product. :p

You should export your objects out as individual objects and group them in Daz Studio. That way you can load the group and remove the props you don't want/need at the time.
